Become Rights Analysis, Senior Specialist at Southern California Edison (SCE) and build a better tomorrow. In this job, you’ll serve in our Real Properties Department within the Transmission and Distribution Organizational Unit. The successful candidate will provide critical analytical support to the Rights Analysis Department.

 

Key Focus Areas

· Analyze critical and complex land rights information by researching real property documents and maps via various internal and external systems in support of various business partners such as Technical Planning, Transmission Road and Right of Way, Transmission, Engineering, Law and perform Rights Studies for Major Projects Organization.

· Review legal descriptions and associated documents in support of SCE’s real estate holdings, transmission, distribution and telecommunication facilities

· Present information and provide recommendations to various Departments to resolve title and land rights issues and provide scope of work analysis for replacement, upgrades and rebuilds of SCE’s infrastructure in support of relocations, deteriorated poles, pole loading and grid modernization

Responsibilities

  • Uses various resources to search for and analyze various land related rights such as Grants of Easement, Grant Deeds, Quitclaims, and other title related documents to scope and request.
  • Examines various land related rights such as Grants of Easement, Grant Deeds, Quitclaims, and other title related documents.
  • Reads and interprets on-record and off-record maps, including but not limited to Tract, Parcel, Records of Survey, Assessor, FIM, GEOview, Work Order sketches, Engineering Drawings, Plot Plans and Geographic Data Files (.kmz).
  • Determines and assesses customer needs and reports findings and recommendations.
  • Collaborates with business partners and peers in support of continuous improvement.
  • Works with multiple planning organizations to understand and assist with company's real estate rights involving covered conductor, targeted undergrounding, and high visibility distribution planning work.
  • A material job duty of all positions within the Company is ensuring the protection of all its physical, financial and cybersecurity assets, and properly accessing and managing private customer data, proprietary information, confidential medical records, and other types of highly sensitive information and data with the highest standards of conduct and integrity.

Minimum Qualifications

  • Five or more years of experience performing title insurance searches and examinations.

 

Preferred Qualifications 

 

  • Bachelor’s degree or higher in Real Estate, Business Administration, GIS, Engineering, or related major. 

  • One or more of the following: Real Estate license, Project Management certification, or related license/ certification. 

  • One or more years of experience with title review, appraisal review, condemnation support and real estate negotiations. 

  • Five or more years of experience with easements, deeds, licenses, leases, permits, and fee acquisitions. 

  • Experience with CPUC, local agency, and permitting processes. 

  • Experience interpreting legal descriptions, tract and parcel maps, and engineering plans. 

  • Three or more years of experience handling complex land transactions and acquisition strategy development. 

  • Experience with Electric Utility Transmission and/or distribution projects. 

  • One or more of the International Right of Way (IRWA) credentials/ certifications: Industry Path, Specialist Path, Senior Right of Way Professional (SR/WA), Professional Program featuring (RWA), or equivalent. 
     

Additional Information  

 

  • This position’s work mode is hybrid. The employee will report to an SCE facility for a set number of days with the option to work remotely on the remaining days.  Unless otherwise noted, employees are required to work and reside in the state of California.  Further details of this work mode will be discussed at the interview stage. The work mode can be changed based on business needs.

  • The primary work location for this position is Pomona, CA (Pomona Innovation Village). However, the successful candidate may also be asked to work for an extended amount of time throughout the SCE service territory.  

  • Position will require up to 20% traveling and being out in the field throughout the SCE service territory.  

  • Relocation does not apply to this position.
