Become a Senior Manager, Land Management at Southern California Edison (SCE) and build a better tomorrow. In this job, you’ll be responsible for managing the post-acquisition lifecycle of SCE land assets. You'll lead cross-functional delivery of third-party land use actions (consents, encroachments, and relocations) by partnering with external developers and internal sponsors, ensuring alignment with SCE land rights, right of way safety and operational criteria, and schedule/cost objectives.

 

KEY FOCUS AREAS:

  • Provide guidance and subject matter expertise to internal stakeholders and project teams on critical land use constraints, property analysis, and long-term asset management strategies.
  • Leading partnership with internal and external stakeholders on real property transactions, such as consents, encroachments, and relocations.
  • Serve as the primary strategic liaison with SCE's operations, law department, finance, and other internal departments to resolve high-level disputes, negotiate complex land agreements, and ensure all land management activities meet legal and regulatory requirements.
  • Responsible for generation of other operating revenue through management of licenses for use of SCE property.
  • Ensure safe and compliant use of SCE property through management of inspection process to validate adherence to license terms.

Responsibilities

  • Develops and leads enterprise-wide strategies to secure all required land rights, permits, and regulatory authorizations, ensuring timely legal approval for the construction and maintenance of essential utility infrastructure and customer interconnection projects.
  • Directs the identification of land requirements and the negotiation of complex deals with diverse property owners, including private, local agency, federal, state, and railroad entities.
  • Serves as the primary liaison and subject matter expert for executive leadership and project teams regarding real estate matters, acquisition schedules, and budgets.
  • Manages and provides directions for project licensing and environmental mitigation efforts, ensuring compliance with all regulatory guidelines.
  • Executes holistic operational governance by directing a large internal and external workforce in the delivery of departmental budgets, program-level schedules, and rigorous documentation standards to ensure fiscal accountability and the long-term integrity of utility asset records.
  • Leads high-impact negotiations, condemnation avoidance strategies, and efforts involving significant community impact.
  • Collaborates with the Law Department on complex issues and ensure proper definition of required land rights across all projects.
  • Provides expertise and strategic support to various land acquisition disciplines, including Transmission & Substation, Telecommunication, Generation, Environmental Mitigation, Land Sales, and Distribution Acquisition teams.
  • Approves work requests and applications to federal and state agencies, ensuring consistent adherence to all processes.
  • Mentors and guides team members in best practices for property research, field verification, and process improvements.
  • Drives the development and implementation of Master Special Use Permits and Agreements with government agencies.
  • A material job duty of all positions within the Company is ensuring the protection of all its physical, financial and cybersecurity assets, and properly accessing and managing private customer data, proprietary information, confidential medical records, and other types of highly sensitive information and data with the highest standards of conduct and integrity.

Minimum Qualifications

  • Five or more years of experience supervising a team of direct reports and/or project management.
  • Possess a valid Class C Driver's License.

 

Preferred Qualifications

  • Bachelor's or Master's Degree in Business Administration, Real Estate, or related field.
  • CA Realtor's License.
  • Demonstrated experience in Real Estate, or real properties, transactions.

 

 

Additional Information 

 

  • This position’s work mode is hybrid. The employee will report to an SCE facility for a set number of days with the option to work remotely on the remaining days.  Unless otherwise noted, employees are required to work and reside in the state of California.  Further details of this work mode will be discussed at the interview stage. The work mode can be changed based on business needs.

  • The primary work location for this position is Pomona, CA (Pomona Innovation Village). However, the successful candidate may also be asked to work for an extended amount of time throughout the SCE service territory.  
  • Position will require up to 10% traveling and being out in the field throughout the SCE service territory.  
  • Relocation does not apply to this position.
